My Services
Searching for property properly takes time most people don’t have – comparing suburbs, filtering listings, arranging inspections, working out what anything’s actually worth, all while holding down a job and a life.
What’s included
With full advocacy, I take the search on as my own: I build a brief around what you need, work on-market and off-market, inspect on your behalf, and bring you properties I’ve already assessed. When the right one comes up, I negotiate it. You stay informed and in control. I do the legwork.
01
Your budget, must-haves, preferred suburbs and long-term goals, turned into a focused plan.
02
Not all suburbs are equal, or equally priced. I’ll help you weigh lifestyle, location trade-offs and realistic price expectations.
03
I monitor listings daily, and direct relationships with local agents mean I sometimes hear about properties before they’re publicly listed.
04
I attend personally, including building and pest and pre-settlement inspections, and assess each property against your brief before I bring it to you.
05
An independent view of what a property’s actually worth, based on comparable sales and local market evidence.
06
Building reports, pest inspections, body corporate records and legal review, coordinated alongside your other advisers.
07
Your price limit, conditions and walk-away point are agreed before I open negotiations.
08
Final inspection, communication with agents and solicitors, and key milestones managed through to the day you get your keys.
How We Work
Every engagement follows the same structured approach. No surprises, no gaps.
1
A private conversation about your brief, budget and timeline.
2
I put together your search brief, suburb shortlist and a written proposal.
3
I work on-market and off-market and send you a regular shortlist.
4
Before any offer, I run a full, independent check on the property.
5
I negotiate, manage the contract, and see you through to settlement.
WHO THIS IS FOR
Full buyer’s advocacy suits buyers who are time-poor, buying remotely, or spending big.
01
I handle the filtering, inspections and follow-up, so you don’t have to spend your weekends at open homes. I present the important decisions clearly, with my recommendation, so you can move quickly and confidently when the right property comes along.
02
I help you secure the right investment by assessing each property’s potential and providing clear, practical advice. I can also arrange rental appraisals and property management before settlement, so everything is ready when you take ownership.
03
I help you secure the right investment with confidence, assessing each property’s potential and providing clear advice. I can also arrange rental appraisals and property management before settlement, so everything is ready from day one.
Why Choose Me
Most buyers agent businesses operate with a team. You meet one person and someone else does the work. That’s not how this works.
I handle every inspection, negotiation and conversation personally. No junior staff, no handoffs. When you engage me as your buyer’s agent, you work directly with me from start to finish.
My only income comes from the buyers I represent. I don’t accept commissions from selling agents, fees from developers or referral kickbacks. That independence matters most when the right advice is to walk away.
My pre-market and off-market access comes from years of working directly with Brisbane’s selling agents. I’ve built trusted relationships that give my clients access to opportunities before they reach the wider market.
I’m a fully licensed real estate agent through the Real Estate Institute of Queensland, working exclusively on the buyer’s side. You get qualified, professional advice backed by real industry experience.
Fees
A $2,000 + GST retainer gets me started on your property search, followed by a tailored flat success fee, never a percentage of the purchase price. My success fee is only payable once I’ve successfully guided you through to settlement.
Frequently Asked Questions
These answers cover what I got asked most often. Your consultation will go into the specifics of your purchase.
Before you start seriously inspecting or negotiating. Getting me across your brief early means your strategy, suburb focus and value expectations are set before emotion or competition pressure creeps in.
Auction bidding is a one-off engagement if you’ve already found a property and just need someone to represent you on the day. Full advocacy covers everything from the search onward.
No. I regularly work with interstate and overseas buyers purchasing here. I attend inspections, deal directly with selling agents, and give you honest, detailed assessments.
Anywhere from 5 days to 4 months, depending on your brief and the market. A tight, well-defined brief tends to move faster.
Yes. Even if you find it, the fee covers the inspections, due diligence, negotiation, valuation and coordination that go into securing it well.
Testimonials
I cannot recommend Caroline highly enough as a buyers agent. After years of trying to get into an increasingly competitive market, we decided to enlist her help. Caroline secured our property within less than 2 weeks. She was outstanding from beginning to end. She is an expert on the property market, has a high level of attention to detail and a is fantastic negotiator. She found a property within our budget that was exactly what we were after. Caroline has integrity. She provided us with honest advice that made me confident about our purchase. I recommended her to a friend who had experienced similar struggles getting into the Brisbane market who she also secured a property for within an incredibly short time. Thank you Caroline!
HB & GM Buyers
Western Suburbs
Inga Caroline helped us purchase our dream family home and I cannot recommend her enough. We had been house hunting for over a year and were feeling very frustrated from losing out on other properties we had bid for. I had been sceptical of buyers’ agents before but luckily a friend recommended Inga Caroline and Denise to me just as we inspected a house we fell in love with. Within a couple of hours of our initial phone call, Inga Caroline had gone to view the house and arranged to meet me to discuss a strategy for progressing our purchase. Over the next few days, she worked tirelessly to help us do our due diligence on the house and put us in a position to make a strong offer. She handled the negotiations skilfully and gave us good advice based on her experience, which took away a lot of stress and uncertainty for us. Even after our offer was accepted, she was regularly in contact to check in and help us with recommendations for tradespeople and other needs for moving into the house. We are extremely grateful to Inga Caroline and strongly recommend her services.
