My Services
Selling agents work for vendors. Developers pay people to move their stock. Rental yield estimates are often optimistic, and nobody volunteers the vacancy rate for the street you’re actually looking at. I don’t take developer commissions or referral fees. My only income is from the buyers I represent, which means the advice you get isn’t tilted toward whatever’s easiest to sell.
Definition
Selling agents work for vendors, and listing portals only show you what’s available, not necessarily what’s right for you. I provide independent advice with no financial stake in which property you buy.
I assess the Brisbane market against your brief, identify opportunities aligned with your investment goals and negotiate with your long-term portfolio in mind.
The difference between the right investment and the wrong one isn’t always obvious from the listing. That’s where independent advice matters.
01
Your budget, yield targets and growth strategy turned into a clear acquisition brief.
02
Vacancy rates, rental demand and infrastructure pipeline assessed against your brief.
03
Listings monitored daily, with off-market opportunities surfaced through direct agent relationships.
04
Every shortlisted property inspected personally. Building, pest and legal review coordinated with your advisers.
05
Comparable sales and rental data used to form a view of value separate from the price.
06
Price, conditions and settlement terms managed through to completion.

Before any property is recommended, I assess it against six fundamentals.
“Property investment adviser” isn’t a licensed role in Queensland. Some people using that title may receive commissions or other benefits connected with the properties they recommend, so it’s worth understanding exactly how they’re paid.
I’m REIQ member and REIQ accredited agency. I work only for the buyer. I don’t take developer commissions or have a financial interest in the properties I recommend. If you’re comparing advisers, ask one simple question: who pays them?

HOW THE PROCESS WORKS
Four steps from initial brief to settlement.
1
A private consultation to understand your goals, budget, yield targets, growth strategy and preferred property type.
2
Target suburbs are identified based on your brief. On-market and off-market searches begin simultaneously across those areas.
3
Suitable properties are inspected, valued and assessed against your brief. Building, pest and legal reviews are coordinated before any offer.
4
A negotiation strategy is set before the first offer. Price, conditions and settlement terms are managed through to completion.
WHO THIS SERVICE IS FOR
Three types of investors who get the most from independent advice.
01
You know you want to invest in Brisbane property, but you’re not sure where to buy or whether the numbers stack up. I build your brief, research the market and help make sure your first purchase creates a strong foundation for your portfolio.
02
You’ve bought before and understand the process. What you need is someone with Brisbane knowledge and direct agent access to find the right next asset, and someone who will tell you when an opportunity isn’t worth pursuing.
03
You’re buying in a market you don’t know firsthand. I provide local suburb insights, attend inspections and negotiate on your behalf, giving you clear reporting so you can make informed decisions with confidence.
Why choose me
Good investment property advice starts with independence. Here’s what makes this different.
Every recommendation comes from an independent assessment. No financial incentive to point you anywhere.
I work exclusively in Brisbane, with firsthand knowledge of which suburbs have genuine investment potential and which simply look good.
I handle every stage personally, from building your brief and searching the market to negotiating and securing the right property. No junior staff, no handoffs.
FEES
I charge a $2,000 + GST non-refundable retainer, followed by a flat success fee based on the complexity and time involved in your search. Your total fee is tailored to your requirements and confirmed in writing before any work begins. The success fee is payable at settlement.
For investment purchases, advisory fees may be tax-deductible or added to the cost base for capital gains tax purposes. Check with your accountant for advice specific to your circumstances.
Frequently Asked Questions
Answers to what property investors ask most often about how investment property advisory actually works.
I’m licensed, I work only for buyers, and I take no developer income.
Investment property advisory fees may be tax-deductible or added to the property’s cost base for capital gains tax purposes, depending on your circumstances and how the property is held. I recommend checking with your accountant to confirm how the fees should be treated for your investment.
Yes. I attend inspections, give you suburb assessments, and handle negotiation on your behalf. You make the calls; I handle the ground work.
Anywhere from 5 days to 4 months, like any purchase — it depends on your brief and the market.
Brisbane, Ipswich, Logan and Moreton Bay, mainly – ask me if you’re looking just outside that.
Testimonials
Inga Caroline helped us purchase our dream family home and I cannot recommend her enough. We had been house hunting for over a year and were feeling very frustrated from losing out on other properties we had bid for. I had been sceptical of buyers’ agents before but luckily a friend recommended Inga Caroline and Denise to me just as we inspected a house we fell in love with. Within a couple of hours of our initial phone call, Inga Caroline had gone to view the house and arranged to meet me to discuss a strategy for progressing our purchase. Over the next few days, she worked tirelessly to help us do our due diligence on the house and put us in a position to make a strong offer. She handled the negotiations skilfully and gave us good advice based on her experience, which took away a lot of stress and uncertainty for us. Even after our offer was accepted, she was regularly in contact to check in and help us with recommendations for tradespeople and other needs for moving into the house. We are extremely grateful to Inga Caroline and strongly recommend her services.

I cannot recommend Caroline highly enough as a buyers agent. After years of trying to get into an increasingly competitive market, we decided to enlist her help. Caroline secured our property within less than 2 weeks. She was outstanding from beginning to end. She is an expert on the property market, has a high level of attention to detail and a is fantastic negotiator. She found a property within our budget that was exactly what we were after. Caroline has integrity. She provided us with honest advice that made me confident about our purchase. I recommended her to a friend who had experienced similar struggles getting into the Brisbane market who she also secured a property for within an incredibly short time. Thank you Caroline!
